Condo & Townhome Insurance

What a condo policy (often called HO-6) generally covers, in plain words.

If you own a condo, your homeowners association usually carries a master policy on the building and shared areas. A condo policy picks up where that master policy leaves off, covering the parts that are yours.

What a condo (HO-6) policy generally includes

  • Your unit’s interior. Things like flooring, cabinets, fixtures and improvements you’ve made, depending on what the master policy leaves to owners.
  • Your belongings. Furniture, electronics, clothing and other personal property.
  • Personal liability. Help if someone is hurt in your unit or you accidentally damage someone else’s property.
  • Loss of use. Help with extra living costs if a covered loss forces you to move out for a while.
  • Loss assessment (optional). Help with your share of a covered special assessment from the association.

Townhomes are different

Townhome ownership varies. Some HOAs insure the exterior and roof; others leave the whole structure to the owner. If you’re responsible for the building, you may need a homeowners policy rather than a condo policy.

Bring your HOA documents

The easiest way to get this right is to look at your association’s master policy or bylaws together. We’ll walk through what the HOA covers and what’s left to you, then build a policy around that.

General information only. Coverage, discounts and savings vary and are subject to policy terms, eligibility and underwriting. Your agent can explain what applies to you.
